I have one of the EU demo versions, which is also dumped by BigBlueBox (serial: LNZ-CTR-AQEP-EUR). I have 'documented' some oddites here. I don't think it is a prototype, but some areas crash the game (to a black screen -> System Menu error message) if you enter them. I don't think there is really anything I can do with it, apart from trying out more glitches to explore the blocked off areas. (My 3DS is not on the required System Menu version for homebrew exploits).

Most likely reason I can think of why that happens is because the demo cart probably doesn't contain all areas the final game does which makes sense since it's a demo. You go to a new area and the game tries to call files that don't exist in the ROM.

Yes. EU demo is post-release with no non-demo-related differences, while the US demo apparently has a few differences.
