	Yeah; I got luck in that I've never had to deal with flooding. And while that's definitely helped by the fact that I lived in a desert for quite some time... keep in mind it's also a flash flood area, so even a particularly hard day of rain can be catastrophic there ____________________ Homepage (project updates, etc)
